The FLORIDA Orange. On the Verge of Extinction?

Image
So many areas here in Central Florida were once lush and profitable Citrus Groves. Yet, they began declining, brought on by a period of ruthless freezes from 1977-1989. Unfortunately, the citrus decline continues throughout the state.  The past 5 years has shown a 53% decline in grove output. A lot of this is due to the citrus disease known as Greening  (think of it as a hardening of the arteries process, in a tree),  brought on by an insect: the  Asian citrus psyllid. B ut other environmental factors such as hurricanes, have had some impact, as well. Meanwhile, Brazil's citrus output is up 55% this year alone. Scientists are busy trying to create the perfect genetically engineered orange, perhaps ready as early as 2022. This year's crop will be the lowest output since the 1940s – when a major freeze happened. This year, Greening can be blamed. All things change, undoubtedly.  After all, some our most beautiful Greater Orlando communities and areas, Dr

Common Homebuying Disagreements in Couples, Broken Down

Image
Expecting your relationship with your significant other to go smoothly during the home buying process? See what issues couples disagree with the most. According to our REALTOR® Magazine, "Couples who have been together a longer time tend to be more harmonious in the home-buying process, according to the survey. Those who had been together five or more years disagreed frequently only 14 percent of the time when searching for a home. On the other hand, couples who have been together for four years or less disagreed twice as much, with nearly 30 percent disagreeing frequently or more often. "So, what are couples disagreeing about? Their top disagreements were the level of debt to take on (49 percent); the style of home to purchase (46 percent); size of house (45 percent); and whether or not to buy a house in need of renovation (43 percent), according to the survey. Orlando #1 in US Tourism

Image
Orlando Business Journal says, " Orlando remains the undisputed champion of U.S. tourism, welcoming more than 68 million visitors in 2016."    Big news as this is 2M more than the year prior.    In addition, BizJournals states, " That's great news for the region as more visitors tend (to) support the need for more.... in addition to encouraging real estate investors to snap up property here."     http://www.bizjournals.com/orlando/news/2017/05/11/orlando-sets-another-visitation-record-still.html And that is news this REALTOR ® especially likes!  Parts of the Kissimmee and Davenport areas are particularly known for their Vacation / Investment type of ownership, where the Buyer purchases a fully furnished home for Vacation purposes, utilizing the property for themselves, family and friends for a few short weeks of the year, while otherwise short-term renting the home to vacationers, both domestic and from abroad. This has the effect of carrying the expenses

Fla. has 4 of top 5 ‘hottest’ single-family markets

Image
IRVINE, Calif. – Jan. 10, 2017 – Among the 50 largest U.S. markets, the top five (in order) were Orlando, Palm Beach County, Fort Lauderdale, Tampa and Dallas, according to Ten-X, an online marketplace. Each metro area had "a vigorous combination of consistently strong demand, home price appreciation, and economic and demographic growth." While Florida metros again dominated the rankings, Ten-X said there was movement within the top five slots: Orlando jumped from fourth to first to overtake Fort Lauderdale; Fort Lauderdale dropped to third; Palm Beach County remained unchanged in second; and Tampa slipped from third place to fourth. "While most of the cities at the top of the list share common traits like job growth, population growth and economic expansion, many of the cities showing the greatest potential were among those hardest hit during the Great Recession," says Ten-X Executive Vice President Rick Sharga. "The top 20 cities
